Looking for a beautiful horse farm in Virginia?

Streator Hill Farm in Madison County, Virginia offers a very unique and professional equestrian operation on 33 open and rolling acres with breathtaking Blue Ridge Mountain views. Encompassing 5,760+/- square feet, the house and barn are seamlessly connected, resulting in a structure that is both attractive and functional. It was meticulously designed by an equine professional with a focus on ease of operation and efficiency. Imagine walking directly from your house into your barn! An indoor ring also enhances this wonderful property. The house has a living and dining area, with lots of windows, and a cathedral ceiling which opens to a huge loft bedroom, bathroom with a whirlpool tub, walk-in closet and bonus room. The first floor also houses a kitchen, utility room, bathroom, and tack room.

The center aisle stable has custom designed stall fronts by Lucas Equine, with drop-down sections on the doors and large feed-throughs for both feed and hay. A grooming stall and wash stall (hot and cold water) with heater are conveniently located near the tackroom. The nine stalls are 12' x 12' with rubber mats and automatic heated waterers. Four of the stalls have a removable partition, allowing for 2 oversized stalls for foaling stalls or horses on stall rest. Stalls on the south side of the barn have steel reinforced dutch doors which open up into individual paddocks. This area has a 12-foot overhang from the barn which provides shelter for the horses while turned out. Automatic heated waterers are also installed in the paddocks.

Two additional run-in sheds each have a separate hay storage area. In total, there are nine pastures. Two pastures are currently used as dry lots. The perimeter fencing is horse-safe, graduated 13-gauge woven wire which saves you needless worry about the security of your horses. Several of the fields could also be utilized for sheep and goats.

The "crown jewel" of the property is the 168' x 70' (+/-) indoor arena built with uncompromising standards and with the safety and comfort of you and your horses in mind. Everyone will enjoy the sand, rubber, and fiber footing in the arena. The 12,096+/- square foot building includes a viewing area and a storage area at one end of the ring with large mirrors installed at the other end. While the arena was built for dressage, it is extra tall to allow for jumping as well. A 16 1/2 foot (+/-) side wall supports large, screened slider windows which create wonderful air flow in the warmer months. Energy efficient fluorescent lights provide rapid starting in all temperatures. There is also a 13,068+/- square foot outdoor sand ring (66' x 198' +/-) and a 70 +/- foot diameter round pen. Another building provides additional equipment and trailer parking.

Streator Hill Farm is currently enrolled in land use providing reduced real estate taxes. In addition to the mountain views and privacy, the farm includes a nice stream that traverses the property. Additional building sites, as well as sub-division rights, provide many options for the new owner.
