At the end of September, there were a total of 12 active listings of farms over 20 acres in Fluvanna County. There is a fairly even distribution among available small, mid-size and large farms.

Small farm listings in Fluvanna County are priced mostly under $500,000 – with only one sold in the past twelve months over $500,000.

Mid-size farm listings and sales of 50.1-100 acres, were all under $1 million, with a nearly even split between being under $500K and over $500K.

There are five active listings for large farms, over 100 acres, in Fluvanna County – with only one sale of a farm this size in the past 12 months.

Farms Real Estate Market for Buckingham County, Virginia

Farm real estate is limited in Buckingham County, with a total of only eleven active listings right now.

Sales over the past 12 months are showing a total of nine farms sold. Mid-size farms, between 50-100 acres, had the most sales, followed by small farms between 21 and 50 acres.

While there may not be many farm listings in Buckingham County, it’s important to note that the sales price for eight out of the nine sales in the past year was under $500,000.

Buckingham County can present different options for buyers looking for a Central Virginia farm with a lower cost per acre, but there are other important factors to consider.

When selling a farm in  Buckingham County, the past sales and active listings will impact your own listing and sale. It’s important to have a knowledgeable farm broker to help guide you.

Real Estate Market through September 2018 for farms in Orange County, VA

There are currently a total of 28 farms listings active, with the 12-month sales at a total of just nine.

Small farms (50 acres and under), listed at $1 million and under, make up a large part of the current active listings in Orange Country.

Of note, there are ten large farms, over 100 acres, sitting on the market right now, with only 3 sales in the past 12 months.

Mid-size farms, 50-100 acres, are the most scarce in Orange County, with only five active listings, one sold in the past 12 months, and one currently pending.
