Albemarle Farms - Real Estate Market Update Dec 2018

Small Albemarle County farms, between 21-50 acres, had the highest number of sales over the past 12 months in Albemarle County, with the majority of these farms ranging in price between $500,000 and $1 million.

While small farms are the front-runner for sales, large farms (over 100 acres) are in the lead for active listings. At year end, there were a total of 27 active listings for farms of this size. The inventory of large farms in Albemarle County is abundant, creating a buyer’s choice situation. With only a total of eleven sales in 2018 for large farms, the market is proving to be very slow for large farms right now in Albemarle County.

There are a few active farm listings in Greene County, Virginia with the majority of them being for small farms, between 21 and 50 acres. At year end, there were a total of nine active listings for farms for sale, with six of those being for small farms. There were no active listings for mid-size farms, and three listings for large farms, over 100 acres in size. There was just one farm sold in the past 12 months, with no pending sales.

Farms priced between $500K and $1 million have the most available listings, with four of the nine active listings falling into this price range. There are two listings for farms priced under $500K, two priced between $1 million and $2 million, and one listing priced over $2 million.

At year end, there were a limited number of active listings for farms for sale in Fluvanna County, with just six available listings. The majority of these farm listings are for small sized farms, under 50 acres, priced under $500K. There were two active listings for large farms, over 100 acres, and just one listing for a mid-size farm in the 50-100 acre range.

Sales of farms in Fluvanna County over the past twelve months are sitting at a total of six, with one pending sale at year end. Of the six sales, five of them were for farms priced under $500K, in both the small and mid-size categories.

There are two active listings for large farms, over 100 acres, in Fluvanna County – with one sale of a farm this size in the past 12 months and one pending sale.
